COMMERCIAL PROJECT

Myo Picadilly, Landsec

The Landsec building Myo Piccadilly has been designed in collaboration with Ekkist to focus on occupant well-being in a flexible office workspace environment.

Offering meticulously designed private offices, with access to vibrant shared spaces and engaging events, there is a strong commitment to your health, comfort and productivity through both the design and operations of the building.

Landsec worked closely with Ekkist to develop a bespoke health and well-being framework for the space, comprising attention to daylight access, ventilation, water filtration, building materials and programming, as well as ensuring that the space met WELL Core criteria related to the wider WELL-Certified building.

Overlooking Picadilly Circus, the space spans two floors. Health and well-being has been woven into every aspect of the design of both floors, from the communal cooking and dining zones, to quiet reflective space, providing a workplace that prioritises the wellness of its occupants, boost physical and mental wellness, and elevates productivity.

Daylight being a key focus, Myo Piccadilly has been carefully designed to ensure that the majority of desks are located within 5 metres of exterior glazing across both floors. Electric lighting has been designed to reflect the tones of natural sunlight, a dimmable lighting system has been installed that has the ability to be tuned to brighter and softer lighting outside of core working hours, to support the health of those who may be working late.

Healthy food preparation and encouraging eating away from desks has been prioritised through the design of the spaces. A dedicated food zone encourages tenants and staff to prepare healthy food and includes:

• Cold storage

• Counter-top prep surfaces

• Sink and amenities for dish and hand washing

• Device for reheating food (e.g., toaster oven, microwave)

• Dedicated cabinets or storage units available for employee use

• Reusable, non-plastic plates, bowls, cups and utensils

• Cans/bins for rubbish, recycling and/or compost

ZIP Hydrotaps have also been strategically placed across the communal space. These incorporate advanced filtration technology, combining carbon and sediment blocks to ensure the effective removal of contaminants such as dirt particles, bacteria, and microplastics, while also eliminating 97% of chlorine, 99% of lead, and 99.9% of microbiological cysts, ensuring that every sip from the system delivers crystal-clear, pure-tasting drinking water.

Active design and movement has been encouraged through a feature central staircase that connects both floors.

The overall approach has been to work closely with the client and design team to create a supportive, nurturing and productive workspace that encourages healthy habits and supports mental and physical well-being.
