Myo 3 New Street Square, Landsec

Myo 3 New Street Square is the largest WELL Platinum Certified flexible office space in the UK, spanning seven floors and a landscaped roof terrace in the heart of London's busy financial district.

In collaboration with expertise from Ekkist, and through a commitment to WELL Certification from the start of the project, well-being has been woven into every aspect of the building.

 

The Myo workspaces offer meticulously designed offices with access to calming, nature-inspired common spaces, alongside a programme of engaging and thoughtful member events. Commitment to health, comfort and productivity is further supported by their expert on-site concierge team.

Each floor of the 3NSS building has excellent access to daylight via good proximity to windows, with 80% of regularly occupied areas of the building being within 6m of glazing, with some floors exceeding 90%.

 

The staircase has been designed to encourage walking between floors, with bespoke lighting and mural walls.

 

Careful attention was paid to indoor air quality in the design and construction process, with all incoming air filtered to remove dust, pollutants and allergens. High ventilation rates support both indoor air quality and productivity, limiting CO2 build up in the building. Indoor air quality is further supported by the material specification, which is centred on non-toxic, low-VOC products. Air quality is also regularly monitored throughout the building with smart sensors, ensuring any potential issues are quickly picked up and remediated and that building users are informed with live air quality readings.

Hydration has also been factored into the design and layout of tenant and common spaces at 3NSS, with facilities for drinking water and bottle refilling provided at least every 30m (or via water connection points in tenant spaces).

 

Healthy eating is supported at 3 New Street Square through a range of high quality kitchenettes and dining areas that encourage eating away from desks and support healthy digestion.

Inclusive design was also a key factor in the design process, ensuring many different stakeholders’ views were taken into account. Accessibility was a fundamental part of the design process and a range of considerations were made for neurodiversity, providing a variety of open and secluded working and meeting environments, with calming colours and carefully considered acoustics. 

 

Ekkist supported the client from design concept stage through to construction and post completion.

 

3NSS was awarded WELL Platinum Certification in August 2024.
